Consumer Protection Regulations

Under Consumer Protection Regulations (CPR's) an Estate Agent is obliged to flag to a buyer (or tenant) anything which may be 'material' to their buying (or renting) decision. At STANLEY PROPERTY LONDON we take care to research the pros and the cons about each property that we are marketing and to bring to the attention anything which may affect the consumer's decision to rent or buy a particular property. We are transparent about issues. Buyers and tenants can then make informed choices and as a consequence our 'fall-through' rates are very low. Anti-Money Laundering & Terrorist Finance Regulations

The Money Laundering Regulations were introduced to ensure businesses at risk have controls and processes in place to minimise the danger of this happening. STANLEY PROPERTY LONDON is obliged by law to undertake Client Due Diligence (CDD) checks on all clients and customers before entering into a transaction. As an estate agent, it is an offence to trade unless you are registered with HM Revenue and Customs (HMRC) for anti-money laundering supervision and you should always ask any estate agent you are considering using to prove that they are registered. Our registration number is: 127152

Data Protection

We are registered and regulated under the Data Protection Act 2018 and the UK GDPR and adhere to the rules thereof. Our registration number is: ZA077345.

Complaints Procedure

Should you have any issues with the service you receive from STANLEY PROPERTY LONDON which you are unable to resolve with the employee you are dealing with, please contact our Managing Director in writing. Any complaint will be acknowledged within 3 working days of receipt. We aim to resolve any issues as quickly as possible and will respond, in writing, within 15 working days. If you are dissatisfied with the response and any action taken you may refer your complaint to The Property Ombudsman (TPO) for review. Please note, TPO will only look at complaints which have first gone through the STANLEY PROPERTY LONDON formal complaints procedure, and any complaint to TPO must be within 12 months.

  • Where necessary for the legitimate interests of our business to provide you with a service, and where your interests do not override this.
  • To meet our legal obligations.

The information we collect and how long we hold it for varies depending on our relationship with you, and includes but is not limited to:-

For Landlords we generally collect:

  • Name
  • Address
  • Domiciliary Status
  • Email
  • Tel.no.
  • Bank details
  • Photo ID
  • Land Registry Title Deeds

We keep this information for 7 years from the end of our relationship as required by HMRC

For Tenants we generally collect:

  • Name
  • Address
  • Email
  • Tel.no.
  • Bank details
  • Photo ID
  • Employment details

We may pass some tenant data to relevant parties for legitimate purposes only, for instance we may:

  • pass the names of new tenants to utility companies
  • see references which were provided to letting/managing agents
  • disclose details of a tenant who has left leaving rent arrears to a tracing agent or debt collector to help them recover money owed
  • pass on forwarding addresses of former tenants to utility companies
  • provide tenant's contact details to repairers if work needs to be carried out at the property
  • inform the guarantor where the tenant has failed to pay rent

We keep this information for 7 years from end of our relationship as may be required by HMRC

For Sellers we generally collect:

  • Name
  • Address
  • Email
  • Tel.no.
  • Photo ID
  • Land Registry Title Deeds
  • Anti-Money Laundering (AML) information using Smart Search

If a sale goes through we keep this information for 7 years from the end of our relationship as required by HMRC.

If a sale does not go through we keep this information for 5 years from the end of our relationship as required for AML purposes.

For Buyers we generally collect:

  • Name
  • Address
  • Email
  • Tel.no.
  • Photo ID
  • Source of funds information
  • Land Registry Title Deeds
  • Anti-Money Laundering (AML) information using Smart Search

If a sale goes through, we keep this information for 7 years from the end of our relationship as required by HMRC.

If a sale does not go through, we keep this information for 5 years from the end of our relationship as required for AML purposes.

We are committed to ensuring that your information is secure. To prevent unauthorised access or disclosure, we have put in place suitable physical, electronic and managerial procedures to safeguard and secure the information we collect.
