Landlords – Time to Choose

The Renters ‘Wrongs’ Bill is nearly upon us. Intended to make life better for tenants, it will do exactly the opposite - especially in London. 1. Sell Vilified in the legislative process, decent private landlords are leaving the market in droves. Loss of the ability to offset mortgage interest before tax, onerous energy upgrade requirements and now no clear way to regain possession of a property from difficult tenants, makes letting untenable for many. There are some reasons to stay as a landlord. The main ones being; some will suffer a big CGT bill if they sell plus the tighter supply is leading to higher rents. 2. Rent Unfurnished In future tenants will be able to up-sticks at any point by giving just two months’ notice. Landlords wishing to create stable long-term tenancies should let their properties unfurnished. A tenant who has their own furniture makes it their home. 3. Rent Furnished The supply of furnished properties will reduce and may command even higher rents. The concern is that tenant turnover will be greater but hey, if the income is higher… 4. ‘Company’ lets Do NOT fall for this one. Nowadays, anyone suggesting a ‘company’ let is likely to be a Rent-to-Rent operator. They are all - without exception - dodgy. 5. Choosing an Agent Take care with this last point. There are many large firms with persuasive pitches but do they have your best interest at heart? Will you have a reliable team to turn to for holistic advice, or will the youngster you spoke to yesterday have moved on today? You know where to find this trusted old-timer. Until then… PB
